Carpark Ceiling Restoration

by

Concrete cancer in carpark soffit slabs isn’t just a cosmetic issue — it’s a serious structural concern. If left untreated, it can result in falling concrete, compromised structural integrity, and expensive repairs down the line. Early intervention is key. Identifying and rectifying concrete spalling and corrosion as soon as signs appear helps maintain the safety and value of the structure.

What is Concrete Cancer?

Concrete cancer, also known as concrete spalling or concrete degradation, occurs when the steel reinforcement within a concrete slab begins to corrode. As the steel rusts, it expands and causes the surrounding concrete to crack and break away. This often happens due to water ingress through failed membranes; poor or deteriorated basement waterproofing; exposure to salt-laden air, especially in coastal environments

Without effective concrete repair and waterproofing solutions, the problem continues to spread.

Basement Carpark Example: Concrete Cancer Repair in Action

Concrete cancer is a common issue we see in both commercial and residential carparks across Australia. Below is a recent project where we carried out full concrete cancer rectification and waterproofing works in a basement carpark soffit slab.

🔧 Follow along as we identify, repair, and protect the affected area step-by-step:

Before

After

Before Works

Active leak and concrete cancer identified in the soffit slab, with loose concrete posing a hazard.

Preparation

Loose, failed concrete and debris removed to expose the full extent of the damage.

Steel Treatment

Corroded reinforcement ground back to clean, solid steel. Two coats of rust inhibitor applied to protect the reo from further corrosion.

Crack Sealing

SNSeal high-pressure injectable sealant used to seal cracks in the slab.

Repair

Failed concrete reinstated using HB 70 structural repair mortar.

Membrane Application

Epoxy membrane applied over the crack line for a final seal.

Protect Your Investment

Concrete cancer is progressive — the longer it’s left untreated, the worse it gets.. Whether it’s a private basement carpark or a large commercial structure, we tailor our approach to suit the specific needs of each site.
